The programme of works was extremely demanding in terms of time and logistics and called for excellent management, control and coordination, throughout the life of the project. Every sectional completion was met as programmed with the final section being handed over one week ahead of schedule.
The incumbent tenants were also an integral part of the success of this scheme, working in partnership to ensure additional works were requested early to enable these to be programmed into the various sections. With all stakeholders working together in a proactive, honest and open environment, ‘the team’ managed to exceed the client’s expectations.
Pentaco Construction Ltd was appointed as the main contractor following the submission of a competitive tender. The twenty-two-week project involved the refurbishment of the occupied building on a floor by floor basis, in total six phased sectional hand over dates.
Works involved the refurbishment on all three floors of St. Giles Court, including the upgrading of the electrical and data systems, reconfiguring of the existing space with new partitions and doors, upgrading of the existing toilet/wash room facilities, inclusion of a new air cooling system, new ceilings, floor finishes, refurbishment of the existing lift, decorations both internal and external and general external works/repairs.
